What is Ontario's Rent Increase Guideline (RIG)?+
Ontario's Rent Increase Guideline is the maximum percentage a landlord can increase rent for most residential tenants in a given calendar year. The RIG is set annually by the provincial government. For 2025, the guideline is 2.5%. Landlords must provide 90 days' written notice before increasing rent.
Can a landlord raise rent more than the guideline in Ontario?+
In most cases, no. Landlords can apply to the Landlord and Tenant Board (LTB) for above-guideline increases if they have significant capital expenditure increases or extraordinary increases in municipal taxes or utilities. These applications must be approved before any above-guideline increase takes effect.
Does rent control apply to new construction in Ontario?+
No — units first occupied for residential purposes after November 15, 2018 are exempt from Ontario's rent increase guideline. Landlords of these units can raise rent by any amount, but must still provide proper written notice to tenants.
What is BC's allowable rent increase for 2025?+
British Columbia's allowable rent increase for 2025 is 3.0%. BC landlords must give three months' written notice using the RTB-7 form before the increase takes effect. Only one rent increase is permitted per 12-month period.
